The trade-off is that the speed leaves little room for error in notice and process — non-judicial timelines are unforgiving of defects, so verify the trustee, the notices, and the chain of assignments before you rely on a quick exit.

The rest of the underwrite is light. Delinquent property taxes are senior to your lien, and a Virginia tax deed conveys with no redemption — monitor tax status, because a tax foreclosure can extinguish a note holder's position.
