Lens runs on a national property database — the same assessor, deed, AVM, and foreclosure records the pros price from.

The checks you run before you bid

Every note you underwrite rides on the collateral. Here is how investors use a lookup to pressure-test a deal before the money moves.

Title & owner check

Before you can enforce a lien, you need to know who is actually on title — and whether the borrower still owns the home at all. Lens returns the owner of record and the last recorded sale, so you confirm the collateral is real and still held by the borrower before you commit capital.

Why it mattersA note against an already-sold or torn-down house is worth zero — verify the asset.

Occupancy status

Occupancy shapes the workout path. Owner-occupied usually supports borrower outreach and modification — the borrower has incentive to keep the home. Absentee ownership points to a different playbook: skip trace, deed-in-lieu, or foreclosure. Lens flags absentee ownership up front, so you pick the right exit before you price the bid.

Why it mattersOwner-occupied vs. absentee changes how you underwrite the exit.

Value check

You cannot price a note without a defensible value on the collateral behind it. Lens returns an AVM with a high–low range plus the most recent recorded sale price, so you sanity-check the seller’s number before you bid — not after the wire clears.

Why it mattersThe seller’s number is a starting point, not a fact.

Position & equity

A second behind an underwater first is a different asset than a first with room to spare. The Mastermind Deep Report pulls recorded liens, computes estimated equity and CLTV, and flags foreclosure activity and tax delinquency — so you know exactly where your note sits in the stack before you commit.

Frequently asked questions

What is Property Lens?
Property Lens is a FIXnotes research tool that returns instant intelligence on any property — owner of record, occupancy, AVM valuation, annual tax, and last sale price — so note investors can size up the collateral behind a note before they bid.
What does a property lookup return?
Each lookup returns the owner of record, owner-occupancy indicator, property characteristics (type, year built, beds/baths, square footage), an AVM valuation with a high–low range, the most recent recorded sale price and date, and annual property tax. Data is sourced from public county records and a licensed third-party property-data provider.
What is in the Deep Report?
The Deep Report adds the encumbrance picture: recorded liens and mortgages with lender and position, estimated equity and CLTV computed from those balances, foreclosure activity, tax delinquency, and title/sales history. It is an on-demand premium pull available to Mastermind members.
How is this different from pulling records myself?
County records are scattered across assessor, recorder, and tax sites — and the format changes county to county. Property Lens pulls owner, occupancy, valuation, tax, and sale history into one result in seconds, so you move through more deals in less time instead of chasing one address at a time.
How many property lookups do I get?
Lookup volume scales with your membership tier: Free includes 3 / mo, Foundation includes 50 / mo, and Mastermind is unlimited. See the pricing page for full tier details.
Where does the property data come from?
Property records come from public county sources and a licensed third-party property-data provider. Owner and mailing-address fields are public record — not private borrower contact information.
