That gap is the Indiana underwrite. Price the carry, the legal cost, and the months of taxes and insurance you will advance before you ever control the asset.
The offsetting reward is finality. Indiana has no post-sale right of redemption on a mortgage foreclosure — the borrower's equity of redemption is cut off at the sheriff's sale, so once the sale closes the title is clean and the asset cannot be bought back out from under you. There is no second clock running after the auction; your only redemption exposure is the long pre-sale timeline itself, which you are already pricing.
Two more facts shape the file. Deficiency judgments are available, so a personal recovery beyond the collateral is on the table — though for most buyers it is upside, not the plan. And Indiana sells tax liens with a one-year redemption period and 10-15% statutory interest; a delinquent tax lien sits ahead of your mortgage, so monitor property-tax status on every note. Buying Indiana paper is exempt from any licensing requirement.
