The redemption structure is unusual and, for a note buyer, favorable. Illinois runs its statutory redemption period before the judicial sale — typically three to seven months while the case is pending — rather than after it. That means there is no post-sale redemption window: once the sale is confirmed, the borrower's right to reclaim is already exhausted and title is clean. The redemption clock is effectively folded into the long judicial timeline you are already waiting out.
Deficiency judgments are available, and there is no HOA super-lien priming a first mortgage or anti-deficiency cap to model — the complications elsewhere don't apply.
