Arizona pairs a quick non-judicial timeline with an absolutely clean exit. A trustee's sale runs about three to four months, and the trustee's deed conveys title with no right of redemption (Ariz. Rev. Stat. §33-811(E)) — once the sale closes, the borrower cannot buy the property back. That predictability is the draw.

The strategy-defining rule is the anti-deficiency statute. A trustee's sale of a one- or two-family dwelling on 2.5 acres or less forecloses any deficiency claim against the borrower (Ariz. Rev. Stat. §33-814(G)), and purchase-money loans get separate protection under §33-729. On the typical residential file, then, recovery is capped at the collateral — much like California. Underwrite to the property's value and treat a personal recovery as a remote upside available only on non-qualifying or judicially foreclosed loans.

Arizona's tax system is a secondary watch item: it sells tax liens that accrue up to 16% and sit ahead of your mortgage, so monitor tax status on every file. The headline, though, is simple — fast, clean title, but the borrower's wallet is off-limits on residential paper.
