Alabama is one of the fastest states to the foreclosure sale itself — a non-judicial power-of-sale process can reach the auction in as little as a month or two after the advertising run. But speed to the sale is not the same as a clean exit, and that distinction is the whole Alabama thesis.
After the sale, the borrower keeps a statutory right of redemption — generally one full year (Ala. Code §6-5-248), cut to 180 days only for an owner-occupied homestead securing a loan made after the 2016 amendments. During that window the borrower can buy the property back, so the title you take at the sale is clouded until redemption expires or is waived. Underwrite the exit to the redemption clock, not the sale date, and price the carry and uncertainty of that year.
The super-lien risk here is narrow. Alabama grants a six-month assessment super-priority, but only for condominiums under Ala. Code §35-8A-316(b), and GSE-backed first liens are exempt. On a single-family file there is no association priming risk; on a condo, confirm whether the exemption applies before you bid.
