Oregon's dominant foreclosure path is non-judicial — a trustee's sale under a trust deed that typically completes in roughly four to five months. There is no post-sale redemption on that path (Or. Rev. Stat. §86.797), so once the trustee's sale closes, title is clean and final.

The defining feature is what comes with that speed: the same statute bars any deficiency after a trust-deed non-judicial sale (Or. Rev. Stat. §86.797). Recovery on the dominant path is therefore capped at the collateral — much like California, you underwrite to the property's value and treat any personal recovery as remote upside, not a backstop.

A minority judicial path exists and can reach a deficiency in limited circumstances, but it carries a one-hundred-eighty-day post-sale redemption period and the slower court timeline that comes with it.
