How to Make Offers
FIXnotes gives you three ways to submit indicative offers on mortgage notes. All offers remain active for 30 days, with unlimited adjustments before acceptance.

Bid on Individual Assets
Find an asset on the marketplace, open its detail page, and click Make Offer. Enter your offer amount, add an optional comment to the seller, and submit.
Use the marketplace search to find assets by state, lien position, UPB range, or property type.
The button appears at the top of the asset detail page, next to the status badge and asset ID.
Your offer amount is shown as a percentage of UPB. Add a comment to the seller if you'd like. Offers expire in 30 days and can be adjusted anytime.
Bid from Your Saved Assets
Save assets you're interested in by clicking the heart icon on any listing. Then go to your dashboard and submit offers directly from your saved list — no need to navigate back to each asset page.
Click the heart icon on any asset to add it to your saved list.
Your saved assets appear in the Buying tab with a "Make Offer" button on each row.
An input field expands right below the asset row. Enter your offer, see the % of UPB, and submit without leaving the dashboard.
Bulk Upload via CSV or Excel
Submit up to 200 offers at once by uploading a spreadsheet. Great for bidding across a full portfolio or pricing multiple assets in one session.
Create a CSV or Excel file with two columns: Asset ID and Offer Amount. Download the template from the upload page if needed.
Drag and drop your file. The system auto-matches your columns and validates every row — showing you which assets are valid and which have issues before you submit.
Review the summary, then confirm. Valid offers are submitted instantly. You can download a status CSV to verify everything went through.
What Happens After You Submit
Offers remain active for 30 days. Adjust your price or withdraw anytime.
The seller reviews all standing offers around the 15th of each month.
The seller may counter with a revised price. You have 48 hours to respond.
Accepted offers enter a 21-day exclusive DD period with full document access.
