Review Loan Docs before Making Bids?

Hey Robert, thank you for this fantastic website. Is there any way to see the promissory before you ever make a bid on it?

Thanks! Yes, a few things to mention to answer your question:

  • Although a Mortgage is a public recorded document that is available for anyone to see in the local county records, the Promissory Note isn't recorded and is only available to see if you have a relationship with the owner of the note (the Lender).
  • Most loan sellers will share the loan documents (the "collateral images") with potential buyers before the bid deadline via an online file hosting platform like Dropbox, Sharefile, etc. Some sellers won't offer access to these documents until after a bid has been approved, it's a different process for every seller.
  • When we sell loans to Mortgage Note Mastermind members, we share a link to all of the PDF documents for each loan before the indicative bid deadline. This is especially helpful for new members who take advantage of our "practice bid" program - where they can make an offer after going through all the steps but without committing to the deal. We share feedback so they can build up confidence to start making real offers in the future.
