Liquidity

Performing Loan
A performing loan is a mortgage note where the borrower is making regular payments as agreed. Performing notes trade at smaller discounts than NPLs and offer investors a predictable cash flow stream backed by real estate collateral.
Re-Performing Loan
A re-performing loan (RPL) is a mortgage that was previously non-performing but has resumed regular payments, typically after a loan modification or workout. RPLs trade at prices between NPLs and performing loans, reflecting both the restored cash flow and the elevated risk of re-default.
Re-Performing Note
A note that was previously in default but is now performing, traded at a discount based on yield.
