FIXnotes is a Philadelphia, PA based distressed mortgage investing consulting firm. Our business consists of two primary verticals: education & portfolio management with the mission of democratizing the secondary mortgage market in order to help investors buy/sell performing & non-performing mortgage notes across America.

WHY DO WE EXIST?

Most homeowners in America purchase property by borrowing money from the bank. To make sure they get paid back, the bank has the borrower sign a Note (contract with terms promising to repay the money) and a Mortgage (the Security Instrument attached to the property). When a loan is “secured” it means that the home is collateral, giving the bank the right to foreclose and take back the deed to the property if the note isn’t repaid according to the terms.

In recent years, many homeowners (borrowers) have been struggling to pay their mortgage. Even the banks have been overwhelmed with the number of borrowers in default (failure to pay). Instead of foreclosing, many banks sell non-performing loans to investors instead of collecting themselves. This is the Secondary Mortgage Market.

As a point of clarification – this has nothing to do with “Mortgage Backed Securities”. FIXnotes works with “Whole Loans” – each Mortgage Note is a standalone investment, secured by one property & owed by one borrower.

The Sales Closer is essential to our company’s success, expertly converting prospects into loyal clients. This role demands in-depth product knowledge, exceptional communication skills, and a strategic approach to negotiation. As a Sales Closer, you’ll be a key player in achieving our revenue goals and ensuring client satisfaction.

Key Responsibilities:

  • Lead Conversion: Efficiently manage and convert inbound sales appointments, focusing on achieving high conversion rates and ensuring client satisfaction.
  • Value Proposition: Masterfully articulate the value and benefits of our offerings, customizing your approach to meet the unique needs and interests of each prospect.
  • Sales Targets: Ambitiously pursue and surpass individual and team sales targets, showcasing a relentless drive for results.
  • Client Relationship Management: Cultivate and maintain strong client relationships, fostering satisfaction, loyalty, and opportunities for repeat business.
  • Market Intelligence: Keep a pulse on Real Estate and Note Investing trends, competitor offerings, and customer feedback to inform and refine sales strategies.
  • Sales Strategy Collaboration: Partner with our sales and marketing teams to enhance sales approaches and techniques, contributing to the department’s overall success.

Qualifications:

  • Proven success in high-ticket sales environments.
  • Specific experience with Real Estate Investing and Note Investing preferred.
  • Exceptional communication, negotiation, and interpersonal skills.
  • Strong grasp of sales principles and a commitment to excellent customer service.
  • Ability to work independently and as part of a virtual team.
  • Proficiency with CRM platforms and sales management tools, such as Podio.
