It was a crisp evening in February of 2011 and my mind was racing on the walk to my dorm. I could hardly believe what I had just learned – investors were buying non-performing mortgage notes, secured by nationwide real estate, for pennies on the dollar. My head was spinning with new ideas about this lucrative industry that I didn’t even know existed: the secondary mortgage market.

I had to know more.

To this day, one of the traits that has propelled my career is an innate bias for action. And as soon as I had a moment in front of the computer I fired off an email to the founder of US Mortgage Resolution (USMR), the guest-speaker & entrepreneur I had met the night before. I wanted to jump on this opportunity – joining him & his business partner as their first hire: an intern earning $15 an hour.

Fast forward through a decade of ups/downs, lessons learned, wins/losses and I’ve continued to fulfill the promise I shared with USMR on day #1 – to be an indispensable member of their team. First as an intern, now as an expert consultant with well over $1B of real estate assets analyzed. And my goals have expanded too, working every day towards our mission to –

Democratize the secondary mortgage market.

And that’s where you come into the picture, with your audience of ambitious, growth oriented, entrepreneurs. We want to bring our message of opportunity & the playbook to as many like-minded investors as possible. I’m on a campaign to share this knowledge with as many “mom & pop” family offices & real estate investors struggling with traditional strategies.

At the end of the day, this entire industry exists to serve the borrower, struggling American homeowners that got behind on their mortgage. The banks have failed thousands of these borrowers, selling “toxic assets” instead of working towards a resolution. And by educating ethical entrepreneurs on how to find & analyze assets and create solutions to these tough problems, we’re making a difference –

Resolving one non-performing loan at a time.

About Robert Hytha –
Rob is a husband and father, a musician, skateboarding golfer (rarely at the same time), birdwatcher, tree hugger and student of life who has developed a deep expertise in distressed real estate debt.

First introduced to non-performing loans (NPL) in 2011 as USMR employee #1 (now in 2024: $566MM of NPL UPB under his belt), he has been a full-time mortgage note entrepreneur ever since.

In 2017, FIXnotes.com was born out of the mission to democratize the secondary mortgage market and the team continues to lower barriers to entry by offering education, community and opportunity.
